5032 S El Pomar Rd, Templeton CA. Sold 7/27/2023. 122 acres total with 94 acres of wine grapes, along with a small section of olives. There is planned redevelopment of ~60 acres into high-demand grape varieties, specifically the better-priced cabernet sauvignon and petit verdot varieties. The property also includes an on-site winery, which constitutes a large portion of the total asset value. This building is currently leased to the Fableist Wine Company, a label owned and vinted by offering co-sponsor, Andrew Jones. Mira Loma Way, Paso Robles (Adelaida AVA), CA. Sold 5/19/2023. 17.25 acre vineyard property with a primary home, casita, and barn—plus a vacation rental permit and the opportunity to build a second home of any size. Pool, spa, and large outdoor veranda. Remodeled 2,500+ sq.ft. primary home and 900 sq.ft. casita. Judd Vineyard / 3435 Truesdale Road, Shandon (Paso Robles AVA), CA. Sold 3/8/2023. 640 acre property includes 47+ acres of planted vineyards and 4+ acres of pomegranates. Celebrated varieties include: Cabernet Sauvignon (14.79 acres), Malbec (7.18 acres), Petite Verdot (5.58 acres), Barbera (6.93), Tempranillo (9.18), and Muscat Canelli (4.1 acres). 1500 Alamo Pintado Rd, Solvang, 107 acres, Buttonwood Farm Winery & Vineyard sold 3/2/2023 to Buttonwood Ranch Lp, for $6,750,000 per tax records. 

San Felipe Vineyard, 210 Walnut Ave, Hollister, Santa Clara County. Sold 2/24/2023 to Pura 2006 Trust for $3,380,000, estimated at $23,000/vineyard acre. 186 acre vineyard asset with 146 acres of Pinot Noir (80acres) and Chardonnay (66 acres). This ranch featured strong water resources, multiple rental homes, and good production history. 

Former Bridlewood Estate Winery, 3555 Roblar Ave, Santa Ynez, CA. 81 acres total with vineyard and winery, Sold 1/26/2023 to Santa Ynez Ranch LLC for $5,530,500 per tax records. 

Comino Vineyard, 9779 Highway 46, Paso Robles. Vineyard estimated at 576ac planted and property 1,025 gross acres, sold 12/19/2022 to the tenant, Sp Comino LLC (Silverado Partners of Napa) for $7,000,000. 

SVP Winery, 111 Clark Road, Shandon CA, APN 017-253-014. Sold to Kylix Vineyards California LP on 12/16/22. 84 acre with production facility. Per tax records sold for $11,900,000. 

3150 Bob Woods Place, Santa Maria Valley, Treasury Wine Estates sold 12/8/2022 to Sran Vineyard LLC. 343 acres APN 090-422-005 in San Luis Obispo County Sold for $8,200,000 and 1,330 acre with APN 090-131-230-005 in Santa Barbara County sold for $31,850,500 for a total (per tax records) of $40,050,500. 

Paicines Vineyards (originally produced Almaden and Paul Masson) in San Benito County. 1,364 acres total sold by Treasury Wine Estate on 11/02/2022. 425 acres of vines planted in the late 1990’s with additional plantable land (approximately 225-375 acres). Estimated at $30,000/ vineyard acre. Sold to the Wine Group ("TWG") for $15,000,000.

5414 Vineyard Dr, Adelaide, Denner Real Estate Inc, sold 11/10/2022 to Gallo Vineyards Inc. About 130 vineyard acres, winery (25,000 case capacity) tasting room and brand (10,000 cases). APNs 039-071-002, 039-101-040 & 015, per tax records sold for $25,250,000 and 026-232-014 per tax records sold for $4,750,000. Estimated at $85,000/vineyard acre. Templeton and El Pomar Road, Templeton sold 11/2/2022. 565 Acres of agricultural land (400 estimated plantable) in Templeton Gap District (Paso Robles AVA). Six wells averaging 600' deep, one each 5", 8" and 10" and three with 12" casings are estimated to produce a combined 2,800 to 3,600 gallons per minute. Parcels 034-011-015, 034-011-016, 034-131-058 totaling 336 acres at the intersection of El Pomar Drive, Templeton Road and Moss Lane. 2305 Camino Edna, San Luis Obispo Vineyard sold 9/21/2022. 1,570 acres (APN 044-072-053 & 044-072-052) sold by Salaal Investment to Kylix Vineyards California LP for $24,400,000.

1450 Willow Creek Road/Will’s Hills Vineyard in Paso Robles sold 9/9/2022. Address include 1440, 1450, and 1460 Willow Creek Road APN 039-031-012. 85+ acre property is in the Willow Creek AVA with 20 acres of producing vineyard and up to 45 more plantable acres. Fully dry farmed sale includes farm equipment. Estimated at $63,000/plantable acre. Sold by the Heaton Family for $4,800,000.

20300 Cachagua Rd, Carmel Valley, Monterey County. A luxury estate vineyard, winery, and tasting room. 60 acre vineyard footprint contains a portion currently under vine and plantable acres. The recently updated winery production building totals approximately 12,000 sq. ft. Transaction included real estate, brand, business inventory and FF&E. 6961 Estrella Road, Paso Robles (APN 027-191-018 & 019) vineyard in the Estrella District wine grape region, a sub-AVA of the Paso Robles AVA, sold 7/29/2022. Total of 472 acres with approximately 353 vineyard acres, planted between 1998-2021. Two on-site wells that produce an estimated 1,800 gallons per minute. Water storage includes two lined reservoirs; one has a capacity of 15 acre feet, the another is 2 acre feet. 2602 Templeton Road, Templeton sold 7/1/2022. 18+ acre vineyard property with remodeled 3,000 sq.ft. farmhouse. Located in the Templeton Gap District of the Paso Robles AVA, the 15.5 acre vineyard includes approximately 7.5 acres of Cabernet Sauvignon (new block clone 412 on 10-14 rootstock), 4 acres of Sangiovese, and 4 acres of Merlot. Sold by Jenny Heinzen of Vineyard Professional Real Estate for $2,570,000.

4210 Oak Flat Rd, Paso Robles, Sold 6/22/2022 prior to reaching the MLS. 66 acres in Adelaida District with historic farmhouse, cottage and barn with 31-acre vineyard. The Ranch was brought to fame by the hit Netflix show "Stay Here." The farmhouse has 4 bedrooms & 4 baths. Renovated 300-square foot cottage is a short-term rental. Sold to the Lorimer family for asking price of $3,300,000.

EOS Winery, 2300 Airport Rd, Paso Robles, sold 06/15/2022 to Halter Ranch. Sale includes the 11,000-square-foot winery/hospitality center with a permit for 5,000 cases anualy and 8.5-acre estate. Estimated at $40,000/vineyard acre. The real estate transaction does not include the EOS brand name. The location is off Highway 46 East on Airport Road in Paso Robles. The structure was originally built by the Firestone Family in 2007 and operated as Firestone Wines. It was later purchased by Foley Family Wines and became the site of the EOS Tasting Room in 2010. Per tax records sold for $4,775,000.

Force Canyon Vineyard Arroyo Seco, Monterey; adjacent to Olson Ranch, APN 111-021-020 sold 5/24/2022. 328 acres of Chardonnay, Pinot Noir and Pinot Gris. Private sale. According to tax records sold by Gallo to Kylix Vineyards for $16,100,000. 

4860 Camp 8 Road, Paso Robles sold 5/27/2022. 160+ acre vineyard; 32 acres of Merlot, 24 acres of Primitivo, 22 acres of Petite Sirah, 14 acres of Syrah, 10 acres of Cabernet Sauvignon, 8 acres of Malbec, and 7 acres of Tempranillo. 40ft/50ft shop and an older 12ft/60ft mobile home with a septic & leach line set up. The property also has 16 underlying parcels. Sold to a buyer from Fresno for $2,750,000.

Orcutt Road Cellars, 4915 Orcutt Rd, San Luis Obispo, CA 93401. 49 acres with 41,976 sf winery built in 2000. Sold 5/17/2022 by the Niven Family to Daou Vineyards LLC for $13,500,000.

Mosby Vineyard and Winery, 9496 Santa Rosa Road, Buellton, CA. 208 acres with 18 vineyard acres, red barn tasting room, Adobe house and event area, Sold 4/22/2022. Sale included wine inventory, brand, farming and winery equipment for $7,000,000 to Demetrios and Karen Loizides owners of Sear Steakhouse in Solvang. 

Bottom Line Ranch (APN 027-061-002) sold 4/15/2022. 289 acres in the San Miguel District sub-appellation of the Paso Robles AVA sold by Steve Boneso. Planted to 265 acres of Cabernet Sauvignon. Sold to Duckhorn Wines of Napa Valley to support continued growth for its Decoy and Postmark brands. Sale included 1155 10th Street, San Miguel for $17,060,000 (estimated at $63,000 per vineyard acre) and one 13,600 SF out building. 3860 Peachy Canyon Road, Paso Robles sold by Robert Nedeau Family on 12/14/2021 to Final Step LLC (Bodega de Edgar). 7 acre property with small head trained vineyard, boutique tasting room and 2bed, 2bath 1,450sf home built in 1947. Sold for $2,300,000.

6320 Vineyard Dr, Paso Robles 93446 sold 12/14/2021. 17 acre property with home built in the 1980's 2 large metal shops and an equipment barn and plantable vineyard land in Willow Creek AVA. According to tax records, sold to Nicolas R Elliott for $2,165,000. 

Buttonwood Farm Winery and Vineyard in Solvang, Santa Barbara County sold 12/2/2021 to Gleason Family Vineyards. A 106-acre property on Alamo Pintado Road in Solvang. Gleason Family Vineyards also owns Refugio Ranch Vineyards and Roblar Winery & Vineyards, as well as Roblar Farm, an organic produce farm. The sale included a 42-acre estate vineyard, winery, tasting room and gardens, a two-acre orchard, small hop yard. 

San Lorenzo Vineyard in King City (APN 245-051-038) sold 12/1/2021 by Constellation to Manulife Investment Management (Hancock Farmland Services is now a subsidiary of Manulife). 382 acres total with 305 vineyard acres, mostly Chardonnay and some Merlot with 4-5 tons per acre average. Sold for $13,375,000 (about $43,000/vineyard acre).

Fiddlestix in Sta. Rita Hills of Santa Barbara County, sold 11/24/2021. The 97 acre vineyard is located at Milemarker 7.28, Santa Rosa Rd, Lompoc, CA 93436. Seller, Kathy Joseph, proprietor and winemaker of Fiddlehead Cellars was 50/50 partners with Treasury Wine Estates in the vineyard real estate. The vineyard's new owners are Justin Willett (Tyler Wines), Erik Mallea and Todd Gray (Willett-Mallea Farming) and William Borgers.

Booker Vineyard, 2644 Anderson Rd, Paso Robles, CA sold ahead of schedule on 11/8/12021. Constellation Acquires Eric Jensen's Booker Vineyard Portfolio in Full. Constellation's portfolio now includes the brands Booker Vineyard, My Favorite Neighbor and Harvey & Harriet. The Paso Robles–based estate vineyard, winery and tasting room are included. Wines of the West/3750 W Highway 46, Templeton, CA 93465 sold 10/31/2021. Collinger Ents LLC/Lone Madrone Winery purchased the 14.9 acre property that includes two tasting rooms with commercial kitchen and 3bed 2 bath 2,050sf house built in 1972. Plus 8 acres of dry farmed vineyard. According to tax records, Sold for $3,100,000. 

Le Cuvier Winery at 3333 Vine Hill Ln, Paso Robles sold 10/27/2021 to Kirk-Landry Vineyards LLC of Telluride CO, one of the wineries grape growers. According to tax records, Winemaker John Munch sold the 9 acre winery property with a 2bed 3 bath, 2,835sf house built in 1980 for $3,500,000. 

3775 Adelaida Rd, Paso Robles, CA/ Wild Cayote Winery sold 10/21/2021. 34 acres total with 15 acre vineyard (estimated at $74,000/vineyard acre), winery, distillery, and boutique resort. Santa Fe style main residence with 4,134± square feet, vacation rental (modular home) with three-bedroom two-baths, tasting room with commercial kitchen, and five B&B casitas. Just south of the tasting room is the warehouse where the wines are produced and stored. Sold to Cal Coast Properties owners Ted and Katrina Lawton for $5,250,000 including brand, business and inventory. 

Byron Vineyards/5250 Tepusquet Road in Santa Maria sold 10/7/2021 by Jackson Family (Kendall Jackson Wines of Sonoma CA) to Kylix Vineyards California Lp, an entity related to San Luis Obispo, California-based Grapevine Capital Partners. Sale included the Byron Winery facility and vineyards. Sold for $25,150,000.

3755 Geneseo Road, Paso Robles sold 9/22/2021. 115 acre ranch near Cass Winery, 3,000sf 4 bedroom, 2 bathroom home, 38 acres of Merlot, and a caretaker's cottage3,000 sq. ft. home. Sold by Jenny Heinzen Real Estate for asking price $1,950,000. 

0 Symphony Oaks sold 9/10/2021. Paso Robles AVA in the Templeton Gap District. 144 Acres total with plans to develop a vineyard. Jenny Heinzen Real Estate represented the buyer. Sold for $1,400,000.

6286 & 6280 Von Dollen Road in San Miguel sold 7/16/2021 160 acres, with two homes, each approximately 2,000 sq. ft. and almost 50 acres planted in Cabernet. The lower home is a three-bedroom, two bath home. The upper home has two bedrooms in a loft arrangement with views from the koi pond. The acreage is in the Williamson Act and approximately 82 acres are in the CRP program. The most recently planted 26, of the 48 planted acres, is on 1103 root stock, half with clone 7 and half with clone 169. 3155 Truesdale Road Shandon sold 3/23/2021. 152 acres including 123 acres of grapevines sold to a Central Coast farming Investment group who is redeveloping the vineyard. Sold by Jenny Heinzen Real Estate for $1,225,000.

1515 Peachy Canyon road/Stacked Stone Winery sold 2/18/2021. about 10 acres with bonded winery, 5 acres of head pruned, dry farmed Zinfandel vines, county approvals for an onsite tasting room. Turn-key operation for a smaller owner/operator in 'Willow Creek AVA'. By adding Arciero Winery to their vineyard properties, Chalk Knoll hopes to expand production and increase direct-to-consumer sales. The sale does not include the Broken Earth Winery. The sale includes production facilities with an unlimited production permit and 60 acres of vineyard property located along CA Highway 46. Sold for $15,200,000
